What is a prefab house?
A prefab house has its main parts (walls, roof and floor) made in a workshop under controlled conditions and then assembled on site in a short time. Less time on site means fewer weather delays and less waste. The structure can be steel profiles or panel systems, with insulation and inner and outer cladding working together.
Prefab house or tiny house?
Both are workshop-built. A tiny house is a compact living space, and the mobile version sits on a wheeled chassis. A prefab house is a permanent building on a foundation, with more floor space, separate bedrooms and the option of one or two storeys. Not sure which suits you? Start with what is a tiny house.

Built for the Mediterranean
Long, hot, humid summers and salty sea air are the main challenges on this coast, while the highlands bring frost and snow. We use solid roof and wall insulation, ventilation details that prevent condensation, galvanised steel and corrosion-resistant coatings near the sea, and light-coloured exteriors with shaded terraces. For highland sites we add double glazing, snow-rated roofs and heating.
Permits
A prefab house fixed to the ground is generally treated as a building and is subject to zoning rules. Agricultural land, the coastal strip, forest and heritage areas may add restrictions. Please check with the local municipality before buying land; if you are a foreign buyer, a local lawyer can also help.

One or two storeys?
Single-storey prefab homes are popular for retirement and holiday use because they are easy to install, have no stairs and open straight onto the garden. Two-storey plans give more living space on a small plot. The number of floors depends on the plot's zoning and the structural design.
