Prefab Houses in Elmalı: Warm All Year on a Snowy Plateau

Elmalı sits on a high plateau of apple orchards with cold, snowy winters. A prefab house built for snow loads, with thick insulation and frost-protected plumbing, stays comfortable all year.

Elmalı is a world away from the Antalya coast. Around a thousand metres above sea level, its wide plateau is covered with apple orchards and backed by high mountains, and winters bring regular snow and frost. At Beyaz Tiny House, the first thing we ask about any prefab house in Elmalı is simple: will you spend the winter in it?

What the climate demands

  • A roof for snow: structure sized for local snow loads, with enough pitch for snow to slide off, snow guards and solid gutters
  • Continuous insulation: thicker insulation in walls, roof and floor than on the coast, with no thermal bridges at corners and joints
  • Frost-proof plumbing: pipes inside insulated walls, outdoor lines buried below frost depth, heating cable where needed
  • Better glazing: double or triple glazing, smaller north windows and larger south windows for passive solar gain
  • Heating: a heat-pump air conditioner for mild months plus a flue for a wood or pellet stove for cold nights

See insulation options on our prefab houses page.

Typical uses

We usually see three: a compact orchard house for pruning and harvest seasons, a two-bedroom year-round home for people returning to their village, and a cool summer retreat for families escaping the coastal heat. For summer-only homes, we design the plumbing so it can be drained before winter. A fixed tiny house built to the same insulation standard is a smaller alternative; see our models.

Delivery from Silifke and timing

We build in Silifke, Mersin. Deliveries go along the D400 coastal road via Alanya to Antalya, then up to the plateau via Korkuteli, roughly 530 km in total. The mountain road up from Finike is shorter but steep and winding, so we prefer the main route for large loads. Snow and ice make village roads and crane work risky, so we aim to deliver and assemble between spring and autumn, with the roof and plumbing finished before winter. Panel systems can be carried in parts through narrow village streets.

In practice, this means that ordering in late autumn and expecting installation in December is not always realistic on the plateau. We discuss the calendar with you at the start, so the house is closed, insulated and heated before the first serious snowfall. A quick site visit also tells us whether a crane can be positioned and whether access roads are passable for heavy vehicles after rain.

Permits

Much of Elmalı is agricultural land, and some areas border forests or protected zones. Placing a prefab house depends on plot size, zoning and permits, so please confirm with Elmalı Municipality. Our Antalya service page has more.
