Kepez is Antalya's most populous district, a mix of dense urban neighbourhoods and, towards the north and the Döşemealtı border, quieter areas where detached homes with gardens are still possible. At Beyaz Tiny House our main recommendation for Kepez is a prefab home, used either as a permanent family house or as a temporary home that can be moved later.
Travertine ground and inland heat
Much of Antalya stands on a travertine plateau, and Kepez, home to the Düden stream and its waterfalls, sits on the northern part of it. The ground is often hard and rocky, so deep excavation is slow and costly. Prefab homes are light enough to stand on adjustable footings or a thin slab, levelled precisely on uneven rock.
Kepez is also a little further from the sea, so the cooling sea breeze is weaker. Summer afternoons can be hot and stuffy, and clear winter nights bring cooler mornings than on the coast. We use strong roof insulation and pay particular attention to sun control on the west side.
Three common scenarios
- Detached living: families leaving apartments for a garden home in Varsak or the northern neighbourhoods, on a plot zoned for housing or on family land.
- Temporary housing during urban renewal: while an old building is demolished and rebuilt, a family can live in a prefab home on a suitable plot instead of renting. Afterwards it can be dismantled and reused elsewhere, for example as a village or vineyard house. Temporary structures still need municipal permission.
- Garden plots: many small "hobby garden" plots on the city edge are shared or agricultural titles where a home is usually not allowed. Check the zoning before you buy.

Permits
Zoning rules decide almost everything in an urban district like Kepez: a building permit on residential plots, temporary structure permission for short-term homes, and strict limits on agricultural or shared plots and protected areas. If you later plan short-term or tourist rentals, a tourism certificate or municipal permit may be needed. Please confirm with Kepez Municipality.
