If you have fallen for Kaş, you already know the typical plot: a steep, terraced hillside with olive and carob trees, stone retaining walls and a view over turquoise bays. Building a conventional concrete house on that kind of land is slow and expensive. At Beyaz Tiny House, we usually recommend a light-steel house or a fixed tiny house for Kaş, because they sit lightly on the land and make the most of the view.
Why light steel works on Kaş hillsides
From Kalkan to the Çukurbağ Peninsula, most plots are rocky and sloping. A light-steel structure can stand on point concrete footings or short steel columns instead of a full excavated foundation. That means less digging, less damage to existing terraces and trees, natural ventilation under the floor and room for a cantilevered deck facing the sea. You can find system details on our light-steel houses page.
Built for salt air and strong sun
- Galvanised steel profiles and stainless fixings where connections are exposed
- Light-coloured, UV-resistant cladding that reflects heat and suits the local stone-and-white look
- A well-insulated, ventilated roof to keep summer heat out
- Double-glazed frames, with solar-control glass on large view windows
For foreign residents and boutique hosts
Kaş and Kalkan have long been home to residents from across Europe who spend part of the year here. Many want a low-maintenance home they can lock up and leave, with good ventilation and waterproofing so it stays dry through the quieter winter months. Boutique hotels and guesthouses also add one or two steel units as independent rooms. Licensing for tourism use depends on the business, so we always suggest checking with the municipality first.
Inland, in higher neighbourhoods such as Gömbe, winters are noticeably cooler, so we specify heavier insulation than for a coastal build.
Delivery from our Silifke workshop
We build in Silifke, Mersin, and deliver to Kaş along the D400 coastal road via Alanya, Antalya, Kumluca, Finike and Demre, roughly 600 km in total. The final stretch is what needs planning: some lanes around Kalkan and Çukurbağ are narrow and winding. Where a full-size truck cannot reach, we transport in modules, transfer to a smaller vehicle or plan a crane position in advance.
Planning rules to check
Many parts of Kaş fall under coastal setback lines, protected-site status or forest boundaries. Whether you need a building permit depends on the plot's zoning and on whether the unit is mobile or fixed. Please confirm with Kaş Municipality before you buy or build. Our tiny houses in Antalya page covers our wider service, and you can compare floor plans on our models page.
