Demre's wide coastal plain is covered with greenhouses, and life here follows the growing season. At Beyaz Tiny House, most enquiries we receive for Demre are for a prefab house next to a family's greenhouses or for practical seasonal worker housing, with a smaller number of tiny houses near the sea.
Designing for heat and humidity
Summers in Demre are long, hot and humid, while winters are mild. That means the building has to be designed to stay cool rather than to stay warm. Greenhouse plastic also reflects light and heat into the surroundings. Our priorities are:
- Thick insulation in the walls and especially the roof
- Wide roof overhangs and a shaded veranda
- Solar-control glazing on sun-facing windows
- Mechanical ventilation in wet rooms and a vapour barrier in the walls
- A raised floor so moisture does not settle underneath
See our prefab house systems for technical details.
Greenhouse-side homes and worker housing
A single-storey prefab home with a living area, one or two bedrooms and a bathroom gives greenhouse owners a place to rest and work on site. For harvest season, we can plan dormitory-style units with a shared kitchen and enough bathrooms, focusing on ventilation and easy-clean surfaces. Panels can be dismantled and moved later if your needs change.
For units that stand empty after harvest, we also plan secure doors and windows and passive ventilation, so the rooms stay dry and fresh until the next season. A wide covered veranda is close to essential here: it gives workers a shaded place for the midday break and keeps direct sun off the walls.
Near the sea: Çayağzı and Üçağız
Closer to Çayağzı beach and towards Üçağız and the Kekova area, salt air becomes the main concern. We use galvanised load-bearing profiles, salt-resistant exterior paint, stainless fixings and aluminium frames. Many areas here are protected, so the legal status of the plot should be checked first.
Delivery from Silifke
Our workshop is in Silifke, Mersin. Deliveries to Demre follow the D400 coastal road via Alanya, Antalya, Kumluca and Finike, roughly 560 km. Lanes between greenhouses can be narrow and unpaved, so we schedule delivery for dry weather and, if needed, carry the house as panels and assemble it on site.
Agricultural land and permits
Most land in Demre is agricultural. Whether you can place a home or worker housing on it depends on plot size, zoning and official approval. Please confirm with Demre Municipality and the provincial agriculture directorate. Our tiny houses in Antalya page and our models give a wider overview.
