Döşemealtı sits on a plateau just north of Antalya city, known for its hand-woven carpets, orchards and village life. It feels like a different Antalya: drier in summer and noticeably cooler in winter. At Beyaz Tiny House, our main recommendation here is a light-steel-frame home built to keep the heat in.
A cooler climate than the coast
- Frost: clear winter nights can be several degrees colder than on the coast, with frosty mornings. Snow is rare but not impossible.
- Fog: winter mornings can be misty, which raises the risk of condensation.
- Wind: the open plateau catches cold winds coming down from the mountains.
- Summer: hot, but less humid than the coast, with slightly more comfortable nights.
Why a steel-frame home
Our steel houses use a galvanised light-steel frame that stays rigid against strong wind when properly anchored, and does not rot in damp, foggy weather. The cavities take thick insulation, external insulation reduces thermal bridges, and the roof is designed for possible snow load and wind uplift. Two- and three-bedroom layouts make a full family home possible. For a smaller garden or weekend house, see our models or prefab houses.
Ready for winter
- Heating: a heat pump backed up by a stove or fireplace, so you stay warm during power cuts.
- Windows: double-glazed, well-sealed frames, especially on the north and windward sides, plus a small entrance porch.
- Plumbing: frost-insulated pipes, trace heating where needed, and an easy way to drain the system if the house stands empty.
- Floor: thicker floor insulation than we would use on the coast.
On the coast, cooling usually comes first. In Döşemealtı it is the other way round: a home that holds its heat on a frosty January night will also stay pleasant through the drier summer, so we put insulation and window quality at the top of the list.
Uses and permits
Typical buyers are families who work in the city but want a garden on the plateau, village landowners building a second home, orchard owners and retirees. Much of the land is agricultural, and placing a home on it requires permission. Forest boundaries, national park and protected areas carry further restrictions. If you plan to rent the home to tourists as a guesthouse or bungalow, a tourism certificate or municipal permit may be needed. Please check with Döşemealtı Municipality.
Delivery from Silifke
We deliver along the D400 coastal road via Alanya and Manavgat to Antalya, then north up to the plateau, roughly 460–480 km in total. Village lanes and crane space are checked during the site visit. More: tiny houses in Antalya.
