Tiny Houses and Prefab Homes in Alanya: A Guide for Foreign Buyers

Thinking of a tiny house or prefab home in Alanya? What the humid coastal climate means for your build, coast versus mountain plateau homes, notes for foreign residents and how we deliver from our Silifke workshop.

Alanya is home to one of the largest foreign communities in Turkey, and many of the people who contact us there have the same idea: a quiet garden home instead of another apartment block. At Beyaz Tiny House we build tiny houses and prefab homes in our workshop in Silifke and deliver them along the coast to Alanya. Here is what we have learned about building for this particular stretch of coast.

Built for humidity, salt and summer heat

The Taurus Mountains rise almost straight out of the sea around Alanya, which traps warm, humid air along the shore. Summers are hot and sticky, winters are mild but rainy. For a home near the coast we recommend:

  • A vapour barrier and ventilated facade to prevent condensation and mould,
  • Galvanised steel parts and salt-resistant paint and fittings,
  • Deep roof overhangs and a shaded veranda to cut cooling costs,
  • Electrical capacity planned for air conditioning (a heat pump unit also covers the damp winter months),
  • A raised foundation and drainage on sloping, terraced plots.

Coast or mountain plateau?

Locals have always escaped the summer heat by moving up to the yaylas, the high plateaus behind Alanya. A plateau home is a different brief: cool nights, snow and frost in winter, and narrow mountain roads. We design the roof for snow load, protect plumbing from freezing and often deliver in modules that are assembled on site, because a large single unit may not make it up the road.

Why most Alanya clients choose a prefab home

Most of our Alanya clients want to live here, not just holiday here. Our prefab houses offer separate bedrooms, a full kitchen and bathroom, and insulation and cladding tailored to the site. If you only need a guest unit or a small rental, a mobile tiny house is an option too; see what a tiny house is and browse our models.

Notes for foreign residents

  • Land: Foreign nationals buying property in Turkey are subject to separate rules. Talk to the land registry office and a lawyer before you buy a plot. Buying the house from us is a separate matter, and your nationality makes no difference to it.
  • Permits: Coastal strips, forest land, protected sites and farmland all have their own restrictions. If you plan to rent the home out as a bungalow or guesthouse, a tourism certificate or municipal permit may be needed. Always check with Alanya Municipality first.
  • Language: We can share quotes, plans and technical details in English.

Delivery from Silifke

Homes travel from our workshop along the D400 coastal road via Anamur and Gazipaşa, roughly 300–330 km depending on where in Alanya you are. The winding coastal section is planned in advance, and for plateau deliveries we check road width and crane access on site first. More on our regional service: tiny houses in Antalya.
