Prefab Houses and Tiny Houses in Gülnar, Mersin: Built for Winter

Gülnar's mountain villages have cold winters and snow on the higher slopes. Here is how we build prefab houses and tiny houses for snow load, insulation, heating and steep terraced plots.

Gülnar is Mersin's mountain district that looks down to the sea. Its centre and most of its villages sit on forested slopes well above the coast, so winters are cold, the higher villages regularly see snow and the wind can be strong. A prefab house or tiny house in Gülnar therefore needs a different specification from a holiday home on the beach.

Why prefab works in the mountains

Getting concrete, materials and builders up winding village roads, within a short building season, is what makes conventional construction slow here. Our prefab houses are built in our Silifke workshop and assembled on site in a short time, so you can move in before winter. For a couple or a single person spending summers in the village, a compact fixed tiny house is cheaper to heat and simpler to place.

Our winter specification

  • a pitched roof designed for snow load, rather than a flat roof;
  • thicker wall, roof and especially floor insulation than our coastal models;
  • double-glazed windows and well-sealed doors;
  • a chimney outlet for a wood stove, still common in Gülnar villages, plus air conditioning or electric heating if you prefer;
  • water pipes routed through interior walls to avoid freezing.

Steep plots and delivery

Many village plots are stone-walled terraces. A compact plan on a single terrace, or point foundations, is often more economical than a large slab, and a south-facing front noticeably cuts winter heating costs. The route from Silifke follows the coast road west and then climbs into the mountains; the final stretch is slow. Where village roads are narrow, we may deliver in smaller sections or plan a crane. We recommend scheduling installation in spring or early autumn, as winter access depends on the weather.

The coastal side of Gülnar

Gülnar also reaches down to the sea around Büyükeceli and Akkuyu, where the climate is completely different: mild winters, hot and humid summers and salty air. A home there needs salt-resistant cladding, stainless fittings and good ventilation rather than a snow-ready roof. So even within one district, we write a different specification depending on whether your plot faces the mountains or the sea, and we will tell you honestly which of our products fits best.

Permits

Your plot may be inside a village settlement area, on agricultural land or close to forest land, and each has different rules. Please confirm with Gülnar Municipality or the provincial authority before you build. Our FAQ covers the basics.
