Manavgat has two faces. On the coast, Side, Kumköy, Çolaklı and Kızılağaç live from tourism. Inland, the Manavgat River leads north through pine-covered hills to quiet forest villages. At Beyaz Tiny House our usual recommendation for both is a mobile tiny house built on a trailer chassis.
Coast, river and forest
- Coast: hot, humid summers and salty air call for a galvanised chassis, salt-resistant cladding, a light-coloured roof and plenty of shade.
- River valley: morning mist and damp air mean the home should be raised, with a vapour barrier and good ventilation. We advise against placing units in flood-prone stream beds.
- Forest villages: cooler nights and occasional winter frost need thicker insulation, frost-protected plumbing and proper heating.
Why mobile works for Manavgat
Tourism here is long-season but still seasonal. Guesthouse owners want extra rooms in summer and the option to move units around their land. A mobile tiny house arrives finished from our workshop and can be ready to use soon after utilities are connected. Layouts with a bathroom, kitchenette and sleeping loft work well as two-to-four-person bungalow units, and you can start with one or two and add more as demand grows. In the forest villages, mains water and electricity are not always available on every plot. In that case we plan a semi-independent setup with a water tank, solar panels and batteries. For homes that are closed over winter, we design plumbing that can be drained easily to protect it from frost.
Permits to check
Wheels do not mean you can park and use a tiny house anywhere. Paid accommodation such as bungalows, glamping or guesthouses may require a tourism certificate or municipal permit. Large areas north of the town are forest land with their own rules, and coastal plots and the protected areas around Side have restrictions too. Please check with Manavgat Municipality before you buy.
