The most common question we hear is: "Can I put a tiny house on my farmland?" The short answer: it depends on whether the house is mobile or fixed, and on the zoning of your land.
Note: This article is general information. Regulations and local practice can change; always check with your municipality and the Provincial Directorate of Agriculture.
Mobile vs fixed: the legal difference
Türkiye has no separate legal definition for a "tiny house". A mobile tiny house on a registrable trailer chassis has a licence plate and is treated like a vehicle. A fixed tiny house placed permanently on foundations is a building and needs a building permit under the Zoning Law.
Fixed tiny houses on farmland
Using agricultural land for non-agricultural purposes requires permission under the Soil Conservation and Land Use Law, so a fixed tiny house on farmland is often considered an unauthorised building.
Mobile tiny houses on farmland
A plated mobile tiny house parked on your land is usually not treated as a building — as long as you keep it mobile: don't remove the wheels, don't fix it to concrete, and keep utility connections removable.
5 steps before you buy
- Check the land type on your title deed.
- Request a written zoning certificate from the municipality.
- Decide how you will use the house.
- Choose mobile if the land status is uncertain.
- Work with an experienced builder for a road-legal chassis and paperwork.
